Have a Matterport model? Start with the scope.

Matterport-derived measurements, plans and visual records can support a Xactimate estimate when paired with a contractor-defined repair scope. SaguaroScope checks the available exports, documented dimensions and project records before accepting the writing assignment. A model or sketch helps describe the space; it does not decide what was damaged, what must be repaired or what an insurer will cover.

Know which asset you actually have

A model link, a dimensioned floor plan and an editable Xactimate sketch are different inputs. Identify what is available so the team can confirm a usable handoff before work begins.

Matterport offers TruePlan sketches for Xactimate. Xactware lists SKX as a sketch-template format and ESX as a project format. Identify the actual export so staff can confirm a supported handoff. A supplied sketch may describe geometry without containing estimate line items.

Add the decisions a model cannot make

Tell us which operations your company intends to perform in each affected area. Match your scope labels to the plan and explain anything that changed after capture. A room shown after demolition cannot, by itself, establish the materials or conditions that existed before removal.

  • Identify the affected rooms, surfaces and repair boundaries, including areas excluded from the assignment.
  • Provide material descriptions and the measured extent of removal, replacement or finishing work.
  • Include close-up photos and field notes for conditions that are hard to see in a walkthrough.
  • Flag inaccessible areas, hidden assemblies and dimensions that still need field confirmation.
  • For mitigation, add drying records, equipment logs, moisture mapping and actual work dates; a model does not replace those records.

Make the handoff usable

Send the dimensioned plan or readable report, relevant photos and your defined scope through the agreed intake route. Include an existing ESX if available. If your only export is SKX or another format the upload screen does not offer, identify it to the team so staff can confirm the handoff. Renaming a file extension does not convert it.

If a model link is part of the file, provide access your company is authorized to share and check that the recipient can open it. Do not send your account password. Mark capture dates clearly when several versions show different stages of work.

What SaguaroScope checks and prepares

Staff checks file access, the geometry available, scope completeness and conflicts between the supplied records. Missing or inconsistent facts go back to your contractor contact. We confirm the accepted service, price and delivery target before production; a scan does not create a guaranteed turnaround.

SaguaroScope prepares the accepted estimate and included ESX/PDF deliverables. Roofing and reconstruction Estimate Only includes the corresponding sketch; mitigation has separate published sketch-preparation terms. Your company reviews the quantities, materials, repair boundaries and assumptions. Remote work depends on the records you supply and service-area availability.

The input does not change the service terms

A Matterport-derived file is supporting information, not a separate estimating package. The accepted PSO or applicable standing annual agreement defines the work. Standard writing fees are paid at handoff before final ESX/PDF release; approved periodic accounts follow their agreed terms.

If roofing or reconstruction includes F9 Documentation, the notes are delivered inside the estimate. The base estimate fee and later verified-outcome F9 percentage or minimum are fully separate, with no estimate-fee credit. F9 is an add-on to the estimate SaguaroScope writes, not a standalone service attached to an outside estimate.

Your company retains scope approval and submission control. SaguaroScope does not determine coverage, represent the insured, negotiate a settlement or guarantee carrier approval.

Questions contractors ask

Can you write a Xactimate estimate from Matterport?

Matterport-derived plans, measurements and visual records can support an accepted writing assignment when the contractor also supplies a defined scope and sufficient field records. Staff checks usability and fit first.

Is a Matterport link enough to start the estimate?

It may help explain the project, but a link alone does not establish the repair scope or guarantee usable dimensions. Identify the available exports, affected areas and missing records for the fit check.

Is TruePlan the same thing as a finished estimate?

No. TruePlan provides sketch information for Xactimate. Estimate operations, quantities, materials and supporting notes still depend on the accepted scope and records.

Can I upload an SKX through the portal?

Identify the file type to staff before transfer if the upload screen does not support it. Xactimate compatibility and portal upload compatibility are separate; do not rename the file to make it appear to be a PDF or ESX.

Does the scan replace field verification?

No. The contractor remains responsible for conditions, repair decisions and missing dimensions. A visible model does not establish concealed materials, damage causation or coverage.

Do I have to purchase a new scan or TruePlan?

Not automatically. Send the useful records you already have for a fit check. Any additional records or third-party expense must be addressed before the assignment proceeds.
