Identify the property and the responsible local office
Include the full job address, county or Baltimore City, and municipality when relevant. Distinguish the property location from a contractor mailing address. If a requirement depends on a local jurisdiction, supply the applicable record or written clarification instead of asking the estimator to infer it from a ZIP code.
Maryland’s Department of Planning lists Baltimore City and Baltimore County separately, along with county and municipal planning contacts. Identify which jurisdiction applies to the job instead of writing only Baltimore. Use the directory to find a starting contact, then confirm which office handles your project-specific question.
For property identification, open SDAT’s Real Property page and choose Real Property Search. Select the relevant county or Baltimore City and the offered search method. Treat the record as identification support: an assessed building area is not automatically the measured repair area, and a tax record does not replace field verification.

Show conditions that distance can hide
A remote estimator cannot walk around the property to resolve a missing detail. Document access, staging, occupied areas, connected materials and the boundaries of the work that your team has identified. Explain an unusual condition with a wide view, a detail photo and its location on the sketch.
For an attached building, identify the actual repair boundary and any shared or adjacent conditions relevant to your scope. For a roof or interior project, show the assembly and affected area rather than relying on a generic property description. Do not assume that a building’s age or location establishes which work is required.
- Connect every location to the same room, elevation or roof-plane name.
- Show measured quantities and explain what was measured.
- Flag concealed or unverified conditions as open questions.
- For mitigation, supply drying logs, equipment records and moisture mapping; an insurer-written estimate is not required.
Transfer a workable file
Start with your service request and the records you have. Portal clients can upload photos and documents together; staff reviews the actual contents and identifies what is still needed. A carrier estimate, when relevant and available, helps identify the comparison baseline. It is not a substitute for the contractor’s own scope.
Provide an ESX when you have one and the assignment involves an existing estimate. A PDF is still useful for review, but it does not guarantee that an editable estimate or sketch can be recovered without rebuilding. Agree on that work before production.
Keep review and handoff responsibilities clear
Name the person who can answer field questions and the person who approves the estimate. Agree on a delivery target and an update window that works across time zones. A deadline should identify the date, time and time zone rather than simply saying end of day.
SaguaroScope prepares the accepted estimate and documentation, then your team checks the work against the actual project. Corrections to the original assignment and new scope should be identified separately. The contractor controls homeowner communication and final technical approval.
Ordinarily, the contractor handles submission and communication. Separately authorized technical support may transmit the client-approved package and address technical questions within its written scope. That service does not establish policy coverage or authorize SaguaroScope to accept a settlement.
Choose the service before comparing the price
Roofing and reconstruction Estimate Only covers the estimate and corresponding sketch, without F9 notes. Optional F9 Documentation adds notes inside relevant estimate line items. The base estimate fee and later F9 fee are separate; paying for the estimate does not create an F9 credit.
Water mitigation has separate writing and limited-review services. Its technical support option is available for SaguaroScope-written estimates; a review can be upgraded to writing first. Standard payment timing and any approved periodic billing terms are confirmed with the assignment.

Does SaguaroScope have an office in Maryland?
No. This service is remote. SaguaroScope reviews electronic records and confirms whether the requested assignment and delivery target fit its current capacity.
What Maryland location information should I include?

Can a property-record search replace a sketch?
No. A property record can help identify the property. The estimate still needs suitable measurements, a sketch or other agreed geometry and the contractor’s documented work scope.

No. Mitigation writing starts from the contractor’s field records and defined scope, including relevant drying, equipment and moisture records.
Who approves the finished estimate?
The contractor verifies the field facts and approves the finished estimate. SaguaroScope prepares the accepted estimating and documentation work, and returns unresolved field questions to the contractor.
Can I start with one file?
