Define the roof and the repair boundary

Identify the roof planes, slopes, edges and structures included in the assignment. Match the measurement report to the actual property and explain excluded areas, additions or conditions not represented in the report.

Then distinguish repair, removal and replacement. Geometry can support a quantity calculation, but it does not establish damage, material type or the contractor’s selected repair method. Resolve those facts before carrying quantities into the estimate.

Follow the work through the roof assembly

Use these categories as questions for the specific project, not a list of charges to add automatically. Check what the selected estimate items already include before proposing a separate operation.

• Access and protection: what documented conditions affect reaching the roof or protecting adjacent property?
• Removal and disposal: which material and layers will be removed, in what quantity, and where is disposal already included?
• Deck and preparation: what actual condition is documented, and what remains unknown until exposure?
• Underlayment and edges: which details apply to the selected assembly and measured boundary?
• Flashing and penetrations: which walls, openings, transitions or penetrations are affected by the accepted work?

Use the instruction that applies to this roof

A manufacturer instruction is useful only when it applies to the product, assembly and condition being estimated. Record the product, document version and relevant detail rather than attaching a generic roofing article as proof of every proposed operation.

Write a scope question someone can answer

Keep the request specific enough to be checked. A useful entry names the estimate line or missing operation, the roof location, the supported quantity, the evidence and the contractor’s proposed resolution.

Example: “At the rear roof-to-wall transition shown in photos 12–16, confirm the affected flashing detail and measured length before finalizing the repair scope.” This identifies a question without assuming a replacement requirement or insurance result.
